#1 Curb Appeal: The “curb appeal” of a home can make or break a deal before the buyer even steps in the door. Poor landscaping or damaged siding can often cause potential buyers to drive right on by without even seeing what the house has to offer on the inside.

Don’t underestimate the value of a front-door either. ERA broker, Kristen Willens says the average buyer makes up their mind within seven seconds of entering a house. A creaky or worn out front door won’t make the critical first impression.

#2 Lighting: Good lighting, particularly dimmer switches, allows sellers to create just the right mood in every room for showings. A little brighter lighting can help small spaces seem larger, and soft lighting can bring needed warmth to empty spaces.

#3 Paint: This is an inexpensive, easy fix for most home-owners. And while it’s equally easy for the buyers to fix once they move in, a fresh coat of paint in a neutral color can go a long way toward removing any objections buyers might have with a space.

#4 Maintenance: If you’ve got any minor repairs that need done, now’s the time. While you may have learned to live with some minor problem, like a door that sticks, that’s not the case for buyers. What you don’t notice they see as a potential project that steals a weekend and costs them money.

# 5 Windows: Replacing windows might be the single most beneficial upgrade sellers can make to their homes. If you’ve lived in your home for a long time, there’s a good chance that you’re still living with the original windows. If that’s the case, you’re probably also living with damaged or broken seals or windows that aren’t energy efficient. And just like with the other maintenance issues above, you may not have noticed any impact on your energy bill. The sellers (and especially the sellers’ broker) will.

A few hundred dollars invested in new windows could mean a few thousand at closing and could be the difference between buyers choosing your home or another that’s comparably priced. Buyers understand the impact newer, more energy-efficient windows have on a home, from energy savings to allowing natural light to fill up a room.
